These 30 towns have the lowest property taxes in N.J. Did yours make the list?

In a year that’s broken another record for property taxes, there are also municipalities in New Jersey where homeowners play thousands below the state average.

The towns that charge the most for property taxes are mostly clustered in Bergen and Essex counties.

The cheapest ones are spread across the state, with all but a handful of the state’s 21 counties represented. Here’s who made the list:

30. Pemberton Borough

The Burlington County borough is at $4,776. In 2022, it was $4,657.

29. Pemberton Township

This township in Burlington County is at $4,750. In 2022 it was $4,397.

28. Maurice River Township

This Cumberland County township is at $4,744. In 2022 it was $4,762.

27. North Wildwood City

26. Manchester Township

This Ocean County township is at $4,695. In 2022 it was $4,439.

25. Phillipsburg

The Warren County town is at $4,686. In 2022 it was $4,612.

24. Shrewsbury Township

This Monmouth County Township is at $4,670. In 2022 it was $4,720.

23. Penns Grove Borough

This Salem County municipality is at $4,621. In 2022 it was $4,447.

22. Paulsboro Borough

21. Montague Township

20. Lower Township

19. Brooklawn Borough

18. Folsom Borough

17. Fairfield Township

This Cumberland County township is at $4,373. in 2022 it was $4,527

16. Atlantic City

New Jersey’s casino capital is at $4,369. In 2022 it was $4,640.

15. Logan Township

This Gloucester County township is at $4,308. In 2022 it was $4,461.

14. Corbin City

This Atlantic County city is at $4,071. In 2022 it was $3,896

13. Winfield Township

This Union County Township is at $4,058. In 2022 it was $3,983. There are some 250 buildings in the town, all owned by Winfield Mutual Housing Corporation. The corporation is owned by residents and covers services such as maintenance, exterminators and garbage pickup. The corporation describes its residential setup as the “most progressive community in the state.”

5. Audubon Park Borough

This Camden County borough is at $2,765. In 2022 it was $2,662

4. Lower Alloways Creek Township

This Salem township is at $2,279. In 2022 it was $2,176.

3. Teterboro Borough

A rarity nestled within one of New Jersey’s most expensive counties, this Bergen County borough is at $2,108. In 2022 it was $2,338.

2. Woodbine Borough

This Cape May borough is at $2,104. In 2022 it was $2,097.

This county seat is at $1,994. In 2022 it was $1,943.

* Walpack Township

This Sussex County Township is at $456, the only three digit entry on the list.

It serves as an outlier due to the Tocks Island Dam project proposed by the federal government in the 1950s to reduce flooding. The township had an estimated seven residents according to 2020 state and census data. In 2022, the property tax was $494.
